Project Overview

Nine Palms Ranch is divided into two distinct parcels, each serving a unique purpose. The beachfront section spread over 2.5 acres, is dedicated to a private beach club, which includes multiple pools, a boutique hotel, a spa, select boutiques, several dining options, and additional amenities. While the beach club remains exclusive to Nine Palms Ranch residents, the general public will have access to at least one restaurant and the retail shops.

A short distance away, a second parcel is situated atop a scenic hillside, offering breathtaking views of the ocean and mountains. Here, sixty residences designed by The Coveted Group will be available, with options for whole ownership or deeded fractional real estate. Residents will benefit from exclusive beach club access and reserved pool seating. This area also boasts a range of amenities, including a fitness center, community pools, trails for hiking and mountain biking, and pickleball courts, among others.


Round 1 Fund Allocation

The funds from our inaugural financing round are principally allocated for the development of the Beach Club site. We will establish a foundational offering that includes a segment of the beach club, an exclusive boutique hotel, a selection of high-end retail stores, various dining experiences, and other premium amenities.

A key feature is the construction of a full-scale replica of a residential unit. This model residence is strategically positioned so that all visitors to the beach club, eateries, and shops will traverse through it —allowing people to experience firsthand Nine Palms’ residential real estate offering. This residential showcase will play a pivotal role in generating record-breaking pre-sales of the initial phase of residences.


Returns and Distributions

The anticipated capital reimbursement of $1.5 million (USD) is targeted within a three-year horizon, with the complete realization of ROIs projected within a span of four to five years. With the beginning of real estate sales, 20% of gross sales are paid to the Round 1 investor(s) on a monthly basis. This process of monthly sales reporting and distributions persists until all investors have been fully reimbursed.
